FHLBank Chicago Downpayment Plus

Up to $10,000 · Forgivable grant · Illinois & Wisconsin

A forgivable grant of up to $10,000 from the Federal Home Loan Bank of Chicago, applied directly at closing. For buyers earning up to 80% of the area median income, accessed through participating member banks and credit unions. Forgiven over 5 years, and after that it never has to be repaid. $28 million was allocated across Illinois and Wisconsin for 2026.

IHDA Access Forgivable

Up to $6,000 · Forgiven in 10 years · Statewide

A truly forgivable down payment assistance program: up to $6,000 (4% of purchase price), with no monthly payments. The loan is forgiven a little each month over 10 years, so stay in the home that long and you owe nothing. Open to first-time AND repeat homebuyers statewide. Pairs with a 30-year fixed IHDA mortgage. Requires 640+ credit and homebuyer education.
